SECTION 701 “I-1” LIGHT INDUSTRIAL DISTRICT.
701.1 INTENT: The intent of this District is to provide locations for those manufacturing industries and related industrial activities in which the finished product is generally produced from semi-finished materials and requires little or no outside material storage. The effect of the production process upon the surrounding areas is normally that of traffic generated by the receipt and delivery of materials and goods, as well as traffic generated by employees.
701.2 PRINCIPLE PERMITTED USES AND STRUCTURES: The following shall be permitted uses by right in the I-1 Light Industrial District:
1. Any public or land use by any department of the City, county, state or federal government.
2. Light manufacturing facilities or industrial use.
3. Warehouses.
4. Research or testing laboratories, ion centers.
5. Woodworking shops.
6. Major and minor automotive repair.
7. Truck repair.
8. Veterinary clinic or hospital, for large and small animals.
9. Furniture assembly.
10. Dry cleaning plants.
11. Places of religious worship, public and governmental services.
12. Machine shops.
13. Boat building storage yards.
14. Automotive motor fuel dispensing facilities.
15. Self-storage warehouses, or mini storage facilities.
16. Private storage sheds/buildings.
17. Agricultural Equipment Sales and Service.
701.3 PERMITTED ACCESSORY USES AND STRUCTURES: The following accessory uses and structures shall be permitted when the Principle or Conditional use exists on the lot of record and in conformance with the provisions of Section 803.
1. Accessory uses and structures normally appurtenant to the permitted or conditionally approved uses and structures.
701.4 CONDITIONAL USES AND STRUCTURES. A building or premises may be used for the following purpose in the I-1 Light Industrial District if a conditional use permit for such use has been obtained in accordance with the provisions of Chapter 12 of these Regulations.
1. Medium Manufacturing Facilities or industrial use.
2. Recycling Centers.
3. Truck Stop.
4. Truck Wash.
5. Grain Elevators and Grain Mills.
6. Dry and liquid fertilizer storage and/or distribution.
7. Feed Mills.
8. Adult Oriented Businesses.
701.5 PROHIBITED USES AND STRUCTURES: All other uses and structures, which are not specifically permitted or not permissible as conditional uses, shall be prohibited from the I-1 Light Industrial District.
701.6 BULK REGULATIONS
701.6.1 General. The minimum area, setbacks, density and maximum height shall be as prescribed in the following Table:

701.7 OFF-STREET PARKING AND LOADING REQUIREMENTS: Off- street parking and loading requirements within the I-1 Light Industrial District shall be in conformance with the provisions of Sections 801 and 806 of these Regulations.
701.8 FENCES AND RETAINING WALLS: Fences and retaining wall requirements within the I-1 Light Industrial District shall be in conformance with the provisions of Section 802 of these Regulations.
701.9 LANDSCAPING REQUIREMENTS: Landscaping requirements within the I-1 Light Industrial District shall be in conformance with the provisions of Section 805 of these Regulations.
701.10 SIGN REQUIREMENTS: Sign requirements within the I-1 Light Industrial District shall be in conformance with the provisions of Chapter 10 of these Regulations.
SECTION 702 “I-2” HEAVY INDUSTRIAL DISTRICT.
702.1 INTENT: It is the intent of I-2 Industrial Heavy Districts to provide land for the widest range of industrial operations, for those industrial uses which are unable to meet the performance standards designated for the Industrial Light Districts (IL) so as to be nuisance-free in operation of construction.
702.2 PRINCIPLE PERMITTED USES AND STRUCTURES:
1. Any public or land use by any department of the City, county, state or federal government.
2. Light, Medium and Heavy Manufacturing or industrial facilities
3. Warehouses.
4. Research or testing laboratories, ion centers.
5. Woodworking shops.
6. Major and minor automotive repair.
7. Truck repair.
8. Truck Stop.
9. Furniture assembly.
10. Dry cleaning plants.
11. Places of religious worship, public and governmental services.
12. Machine shops.
13. Boat building storage yards.
14. Stadiums and arenas.
15. Indoor swap meets.
16. Carpet manufacturing.
17. Monument works.
18. Automotive motor fuel dispensing facilities.
19. Self-storage warehouses, or mini storage facilities.
20. Private storage sheds/buildings.
21. Dry and liquid fertilizer storage and/or distribution.
22. Feed Mills.
23. Agricultural Equipment Sales and Service.

701.5 PROHIBITED USES AND STRUCTURES. All other uses and structures, which are not specifically permitted or not permissible as conditional uses, shall be prohibited from the I-2 Heavy Industrial District.
